Who are you?
Just Plain Property is a family owned real estate investment company that primarily buys vacant land, raw, undeveloped land in almost any location. Our mission is to help land owners by buying their unwanted land (usually in 2-3 weeks) with zero commissions, zero fees, and no hassles! Why do you want to buy my land?
We are land investors. We buy vacant land with the hope that one day in the future we will be able to sell it for a profit.
Do you pay retail prices for land?
We are land investors, and not end buyers, so we buy land at wholesale prices. It’s kind of like selling your car. You can sell it quickly to a used car dealership, or you can try to sell it yourself and find a buyer who is willing to pay retail prices. To get full retail price, the best way is to list the property with a real estate agent. Land typically takes much longer to sell than homes. It’s not uncommon to see the final sale price be half of what it was originally listed with the agent for. Not only that, but agents typically charge 6-10% of the final sale price.
We strive to provide solutions that are a win-win for all involved. Although we don’t pay retail prices for vacant land, we don’t charge any commission fees, pay ALL closing costs, and can close very quickly since we buy in cash. This is going to save you money by shortening the period you have to pay taxes, assessments, HOA fees, and maintain the property. How do you decide how much to offer for my land?
We have a very straight forward process. We start my looking at similar properties in your area to see what they are selling for. We analyze the number of days on the market, estimating the current demand for you type of land. After looking at that, we deduct the amount needed to market the property to resell it in the future, as well as a wholesale discount for closing fast and paying cash.
How are you different than a real estate agent?
We buy direct. We buy land from sellers who no longer want or need their property, and attempt to match it with our list of buyers who are looking for vacant land in that area. Let’s imagine your property is located in a subdivision. We try to match it with someone who is looking to build their dream home in that community. We try to make it easy for people to buy and sell vacant land. If you have a piece of vacant land that is just sitting there being unused, we can help you convert it to cash so you can put that money to work somwhere else.
Also, real estate agenets list properties using a local MLS system (and often inflate the price). They wait for a buyer to come along hoping that they will get their commission. Generally, you sign a 6-12 month agreement with them and you have to pay a commission no matter how the property is sold, even if you’re the one who finds the buyer. Remember that vacant land always sells much slower the traditional way. Using a realtor can take months or even years to find a buyer.
